With the Labour Party securing their place as new government leaders, we’re analysing their party rental market policies and what this means for the private rental sector moving forward.

Key Manifesto Pledges

With the initial Renter’s Reform Bill failing to make it through parliament, the private rental sector and the growing need for reforms has featured prominently across the political spectrum.

The Labour Party have been very clear in their pledge to reform the private rental sector to help provide more protections for tenants, proposing numerous amendments to the original Bill.

Here’s a summary:

  1. Reintroduce the Renter’s Reform Bill with an immediate ban on Section 21
  2. Create a National Landlords Register
  3. A ban on rent bidding wars
  4. Mandatory rental price advertisement
  5. A ban on landlords requiring a guarantor from prospective tenants
  6. Empower tenants to challenge unfair rental increases.

James Dunn, Senior Head of Lettings says:

“The Labour government have taken a strong stance on the Renter’s Reform Bill and the rental sector in recent years, making a very clear pledge to restart the bill’s journey through parliament and scrap section 21 on their first day in office. This, paired with measures to stabilise rising rental prices, end bidding wars and create a National Landlords Register very clearly favour tenants and may worry landlords as we transition to new leadership and legislative changes.

However, landlords can rest assured that parliamentary reviews of any changes to law will inevitably help protect the rights of responsible landlords and the purpose of the bill is not to discriminate against those who own rental properties.

We look forward to welcoming in progressive initiatives to help make the private rental sector fairer for all and are on hand to help landlords understand and adapt to any changes that may arise.”
